Air Duct Cleaning FAQ — Westlake Village, CA
Common questions from homeowners in Westlake Village and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do ducts in a Westlake Village home actually need cleaning?
Every three to five years covers most households here. Push it closer to three if you run the AC hard through those 90F-plus summer afternoons, if anyone in the house has asthma, or if you have shedding pets. Santa Ana events are the wild card: dry desert air moves through the Conejo corridor every fall and winter and drives fine dust into attics and returns faster than a coastal house would see it. Homes that were closed up during the Woolsey fire or any smoke event since often need a cleaning sooner than the calendar suggests.

Walk me through what actually happens during the appointment.
First we find your air handler, which in this area is usually in the garage, an attic closet, or up on an attic platform. We count supplies and returns, open the system, and connect a negative-air machine at the main trunk so everything we loosen gets pulled out instead of blown into the house. Then we work each branch with rotating brushes and compressed air whips, clean the return drops and the blower compartment, and vacuum the registers. At the end we reseal every access point we cut and show you the before-and-after on the trunk line.

How much of my day does this take?
A condo or townhome with one system and a short run of duct is usually done in two to three hours. A two-story tract or semi-custom house with ten to twenty registers runs three to five hours. Two systems, which a lot of the gated hillside homes have, can take most of a day. Attic access matters too; a tight attic platform with flex duct snaked between trusses slows the work down compared to a garage-mounted air handler.

Why do two houses on the same street get different numbers?
Register count is the biggest driver. A 2,800-square-foot two-story with two zones has far more duct to clean than a single-system condo. After that it comes down to how hard the attic is to work in, whether the flex duct is in decent shape or has been crushed and needs repair before cleaning makes sense, and whether your return is a single oversized drop or several scattered ones. Heavy construction dust, smoke residue, or rodent activity in the attic also adds labor. We look at all of it on site, free, and you approve a written number before we open anything.

Will you be moving my furniture around or leaving dust everywhere?
We slide a chair or a nightstand off a register if it's in the way, and that's about it. Heavy pieces, we ask first. Drop cloths go down under every register we open and under the access point at the air handler. The negative-air machine keeps the system under suction the whole time, so debris travels into the collection unit, not into your living room.

My airflow seems off. Is that the ducts or the dryer vent?
They're separate systems and the symptoms are different. A dryer vent problem shows up at the dryer: loads take two or three cycles, the laundry room gets hot and humid, the outside flap barely moves. An HVAC duct problem shows up at the registers: weak air in the upstairs bedrooms, dust blowing out when the system kicks on, rooms that never match the thermostat. In a lot of these homes the dryer vent runs a long way through the attic or up through a second-story wall, which is exactly where lint packs in, so we check both while we're there.

What do you do if there's mold in the system?
We stop and show you. Mild wet winters and November-through-March rain mean we do find growth, usually at the evaporator coil, in the drain pan, or on flex duct that sweats in an unconditioned attic. Surface growth on hard metal we can clean and treat with an EPA-registered antimicrobial. Growth inside the insulation layer of flex duct is different, because the material is porous and the honest answer is replacement of that run. If it's widespread we'll tell you to bring in a remediation company instead of selling you a cleaning that won't fix it.

Does a fresh filter go in before you leave?
Yes, if we have your size on the truck, and we stock the common ones for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard systems. Putting a dirty filter back into a system we just cleaned makes no sense. If yours is an odd size or a deep media cabinet we don't carry, we'll note the exact model and size so you can pick one up. We'll also tell you how often to swap it, which here means more often than the box says because of Santa Ana dust.

Can you get a truck to my house today?
Often, yes. We hold openings each day for Conejo Valley calls, and morning requests have the best odds. During Santa Ana season and right after any smoke event the schedule fills quickly, so call early in the day. If today isn't possible we'll usually have something the next morning, and we'll give you a real window rather than an all-day one.

Which areas do you cover?
All of Westlake Village and the surrounding Conejo Valley, on both sides of the Los Angeles and Ventura county line at the west end of the Santa Monica Mountains. We work in the master-planned tracts built from the late 1960s through the 1980s, the 1990s and 2000s buildout, the condos and townhomes, and the gated hillside developments. Slab-on-grade or raised foundation, garage air handler or attic platform, it's all routine for us. If you're not sure you're inside our area, tell us the cross streets and we'll say yes or no on the phone.
